t is wars <br />May 13, 1996 <br />Cathy Taff <br />Coast Management Company <br />P O Box 1709 <br />Everett WA 98206 <br />Cafe by the Bay - 1728 W Marine View Drive <br />Dear Ms. Taff. <br />This is in response to your inquiry regarding the criteria for an automatic sprinkler <br />system in this tenant space. <br />The State Building Code requires an automatic sprinkler system in rooms used by the <br />occupants for the consumption of alcoholic beverages, and unseparated accessory uses <br />where the total area of the unseparated rooms exceeds 5,000 square feet. For uses to <br />be considered as separated, the separation must be not less than one -hour fire resistive <br />construction, which is a building code standard relating to a configuration of <br />construction components that has been tested for fire restiveness. In addition, the <br />Everett Municipal Code requires that restaurants exceeding 6,000 square feet be <br />protected by an automatic sprinkler system. The use of fire resistive separation to <br />reduce the area threshold is not allowed. <br />Existing business uses may continue to operate without automatic sprinklers. However, <br />when remodeling occurs which increases the size over the 5,000 or 6,000 square feet <br />threshold the code provisions apply.
