Marine View Drive. These are only those items that need to be addressed for <br />land use review; there may be additional items from othe City Departments based upon their <br />respective reviews. Some of these items may be addressed in writing, and other items wili <br />need to be addressed on the site pian� landscaNe pian submitted for the site. <br />. A garbage receptacle is required on site. This shali be located adjacenl to the alley, <br />and screened from view from adjacent properties. <br />• A minimum of 200 square feet of open space is required on site. �alculations for <br />open space areas must be provided on lhe detailed plans submitted for Building <br />Permits; the calculations should show in detaii how the open space requirement is <br />inet on site. <br />• Open space areas must be developed in a courtyard fashion per Section 15.040 uf <br />the Everett Zoning Code. The courtyard shall be improved with seating areas, paved <br />walkways, and landscaping to cr^ate a passive or active open space area for <br />residenis of the development. <br />• The building elevation dated June 22, 1999 on file with the Planning Department had <br />been reviewed for compliance with tha Multiple Family Design Guidelines of the City <br />of Everett. The fa�ade along W. Marine View Drive has been modified since this <br />approval. The solid wall construction oi the stairwell leading to the main floor sliould <br />be soitened with architect��ral elements and/or landscaping. <br />• Irrigation is required for all landsc�pe areas. Please address how the vegetation on <br />sile wiU be irrigated. <br />, �. <br />.„{� initigation agreement was reached behveen the applicant and ttie Everett School <br />�`I� �`"District.
