1 FINAL DECLARATION OF NON-SIGNIFICANCE � Description of Proposal The proposed action is the issuance of a grading permit to allow excavation of a. hill�ide and the provision oF parking facilities. The following factors were considered prior to making a preliminary decision on this proposal: 1. A portion of the parcel is currently zoned R-2, Single-Family High-Density Residential, !;,� and a portion is zoned S-2, Communi[y Shopping Zone. The northern portion of the property, under current R-2 zoning, cannot be used for rental and welding equipment ' parking. 2. Excavation has been previously initiated and has been stopped. A substantial cut of steep hillside is involved. Revegetation for slope stabliization will occur upon the completion of excavation activities. No retaining walls are proposed. 3. The site drains into PiEeon Creek Yo.l. Drainage must be designed in conformance with City policy. 4. Traffic and Pedestrian Safety Requirements of the City's Traffic Engineer �ust be met.
