The applicant believes that, by granting the variance, a <br /> win-win-win situation will occur in that the project, already fi�nded <br /> with Federal and State Moines, may proceed as planned, the adjacent <br /> property owners will benefit by the creation of a mach l�rRer "�een <br /> belt" buffer between properties, and the city will receive an enhanced <br /> wetland and clean stream tributary in place of an umisable street with a <br /> degraded wetland--all paid for by and maintained in the fiiture by the <br /> applicant. <br /> Note: I .
