The site is located northeast of the intersecuon of 74 St. Se <br /> and Rainicr Urivc in thc city of Everett,Washington (Seclion 7, Township 28N, Range SE, W.M.). <br /> A small Class 3 sueam that is a headwater of Pigeon creek, runs through the site. The subjcct <br /> property is currently a parking IoL The applicant proposes to Uuild 11 apartments with covered <br /> parking. <br /> ����P�E��P��Y �f the site is mosdy (lat fill soil that grades abruptly ro the stream. Vegetation on the <br /> south side of Pigcon creek tJl(oC(-site) is uominated Uy red alder (Alr�us ruGra FAC), big leaf <br /> ��,:,�i� �n�����,�«,�,��>>����m,»� rncu>, Wcstem red cedar (77iujn plicatn FAC),Himalnyan blackberry <br /> (RuLn.r rliscolor f�1CL)), reed canary grass (Phalnris nnoidinacea FACW), and ereeping buttercup <br /> (Ranunc�dus rrprn.c PAC\V).
