PRO]ECT SITF. DESCRIFTION <br /> In Septetnber of 2000 Il'edmtd Resources, b�c., invesligated an approximate O.Sacre site in order to <br /> devclop a huffcr enhanccment plan. The sile is located northeast of the intersection of 74'h SL Se <br /> and Rainicr Drivc in �he city of F.verett,Washington (Sec[ion 7, Township 28N, Range SE, W.M.). <br /> A 5018II CI855 3 stream tliat is a headwater of Pigeon creek, runs through the site. The subject <br /> properry is currently a parking lot. Tlie applicant proposes to build 11 apartmenls with covered <br /> parking. <br /> Topography of the sitc is mostly [lat GII soil that grades abtupUy to lhe stream. Vegetation on the <br /> s�.uh side of Pigcon creek Hl(ofC-site) is dominated by red alder (A/nus rt�bra FAC), big leaf <br /> maple (Acer nmcrnphylhrm PACU), Westem red cedar(Thujn plicam FAC), Himalayan blackberry <br /> (R�dnr.c rliscolor�ACU), reed canary grass (Phalaris nnmdinncen FACW), and creeping buttercup <br /> (Rnniaicuhrs r��pc�i.c PACN). On-site is prcdominantly bare soil. <br /> Srrvsrrrve AxFn In�rncTs <br /> In order to allo�v the proposed projecl on the site it a buffer reduction from 50' to "LS feet is <br /> proposed. Along •,vilh this aU trash and debris will be removed from the <br /> sueam and buffer areas and dispused of in ;ui approved location. Before planting the site will be � <br /> graded to a 3:l slope from the strea�n to the edge of the buffer.
