RESPONSE LETTER <br /> 2K pg.4 <br /> ARCHITECTURE INC <br /> RESPONSE: The space between building and the sidewalk is very limited, not sufficient to <br /> provide seating. However, a bench is provided at the customer/public plaza area. Planters with flowers <br /> are provided at the space between building and the sidewalk as a street furnishing to make it pedestrian <br /> friendly, pleasant and inviting. Please see site plan. <br /> Q. Building Design—Ground Level Transparency. 31A.040. Q. Design as proposed is NOT <br /> APPROVED. Unmet Required Standards:A minimum of sixty percent of any ground floor facade <br /> between two feet and ten feet above grade facing Broadway shall be comprised of windows with clear <br /> glass. <br /> RESPONSE: It's impossible to have 60%glazing and still have the building function for the <br /> business. Glazing against the cooler or back of the shelving won't be inviting and conflicts with the intent <br /> of the ground level transparency.The intent is to provide visual connections between activities inside <br /> and outside the building. For this reason, windows are provided wherever it is possible to have that <br /> visual connection including to frontage at 22nd. Interior plan layout can be mirrored to have at least one <br /> more window on the Broadway side. It will be highly appreciated if this can be worked out.
