Project as proposed is NOT APPROVED. Unmet Required <br /> Standards: Pedestrian connection from parking area to building shall be a minimum of five feet wide. <br /> RESPONSE: Pedestrian connection from parking area to building adjusted to be 5'. Please see <br /> site plan. <br /> F. Street Trees. 31A.040.F. Project as proposed is APPROVED. Specific location of street trees may <br /> need to be revised. <br /> RESPONSE: OK. <br /> G. Roof Forms. 31A.040.G. Design as proposed is SUBJECT TO APPROVAL. Unmet Required <br /> Standards: New Commercial Buildings shall include extended parapets and projecting cornices to create <br /> prominent edge. Sloping roof elements are allowed but not required. <br /> Flat, unembellished roof lines shall be prohibited. <br /> (Submitted elevations did not show details needed to approve this requirement.) <br /> RESPONSE: Extending parapets and cornices are part of the building. Please see the elevations <br /> and sections. <br /> H. Building Design—massing/Articulation on Street Frontage(s). 31A.040.H. Design as proposed <br /> is NOT APPROVED. Unmet Required Standards: Buildings shall include articulation along the facades <br /> facing streets. Flat, blank walls shall be prohibited, except along interior lot lines. <br /> RESPONSE:There are wood trims around the windows and corners of the building, which <br /> creates depth. Service trays are extending out at the windows sills. Parapet and Gable area also <br /> cantilevers out to create more articulation of building massing. Please see elevations. <br /> Building Design—entrances. 31A.040.I. Design as proposed is NOT APPROVED.Although the <br /> proposed development will not provide indoor seating and has no public entrance, the walk-up window <br /> on the facade facing Broadway must include the following architectural details: <br /> (1) Visual prominence. (At least one element from each of the following groups): <br /> a. Group A <br /> 1) Recess of at least 3' <br /> 2) Overhang extending at least 5' <br /> 3) Canopy extending at least 5' <br /> 4) Portico extending at least 5' <br /> 5) Porch protruding at least 3' <br /> b.
