We are <br /> asking for a varlance to our rear and front yard setbacks as stated in code <br /> N19.18.040. <br /> As you will see there are some extraordinary circumstances concerning the <br /> 3 lots known as 1,2,3 of short plat of Lot 4, Valley View (see attached <br /> legal ) which were approved as legally buildable lots in 1980. <br /> The area surrounding this property is riddled with easements. Two of the <br /> largest are Bonneville Power and Puget Power transmission easements, which <br /> cover a large portion of our lots and the adjoining properties. These <br /> easements have created a "buffer" or green belt type area which is un- <br /> buildable and has helped create a "natural type environment" in the <br /> neighborhood. It is our intention to preserve open space and yet be able <br /> to build on our lots by facing our structures on lots 2 and 4 towards their <br /> respective easement areas. This would be in keeping with the 4 adjacent <br /> duplexes all of which face the easements (see attached exibits), and have <br /> only a 5' setback to their front property line. <br /> Frontline set backs on other properties adjacent to Ridgewood meet only a - <br /> side line set back of 5 feet. Granting a variance on this piece will not <br /> be detrimental or in�urious to any pro�erties in the vicinity. <br /> Being almost surrounded by high tension power lines, construction of these <br /> structures �aill not interfere with anyones view. <br /> The current zoning combined with our lot size permits the construction of <br /> 3 four-plexes and granting this variance will not adversly affect the <br /> comprehensive geveral plan and in fact will help to retain continuity in <br /> this multi-family neiborhood. <br /> , <br /> � EKH/Bi"r 3 <br /> Each Of�ice Is Independently Owned And Ope�ated REALTOR' �, / O F 2 <br />
