The Council directed staff and <br /> consultants to consider zoning boundaries, permitted uses, development standards and design guidelines to <br /> further shape redevelopment in downtown. The downtown planning process included substantial public <br /> participation in the review and revision of zoning boundaries and zoning regulations. The attached <br /> ordinance will rezone several areas from existing zoning of C-1, C-2, M-2, R-4 and R-5 to B-3 to implement <br /> the Downtown Plan. One area will be rezoned from M-2 to C-2 to eliminate an inconsistency between the <br /> Zoning Map and the Comprehensive Plan Land Use Map. <br /> RECOMMENDATION (Exact action requested of Council): Adopt Ordinance amending Section 2.020 of <br /> Ordinance No. 1671-89, as amended (EMC 19.02.020) by rezoning certain properties in the Downtown <br /> Planning Area to the B-3 Central Business District zone to implement the zoning changes as proposed in the <br /> 2006 Downtown Plan. <br /> X49 <br />
