11 <br /> permitted outside the areas designated by map number 22-2 when approved by the <br /> planning director, using Review Process II after consultation with and approval by the <br /> city engineer. <br /> Is hereby amended to read: <br /> 22.020 Development standards in the B-3 zone. <br /> In addition to the development standards contained in Table 6.1 in Chapter 6 of this <br /> title, the following development standards apply to uses hereafter established in the B-3 <br /> zone: <br /> A. Required Setbacks. There shall be no minimum setbacks in the B-3 zone. <br /> However, no portion of a setback area located between a building and the public sidewalk <br /> shall be permitted to be used for off-street parking. <br /> B. Height of Building or Structure. <br /> 1. Except as otherwise provided by this section, buildings located within the B-3 zone <br /> shall be permitted to have a height no greater than indicated on map number 22-1. <br /> 2. Building height in the B-3 zone is measured as the height above the highest point of <br /> any public sidewalk immediately contiguous to the lot upon which the building is <br /> proposed to be located. <br /> 3. Buildings may exceed the height limits indicated on Map #22-1 as follows if <br /> approved by the Planning Director, using Review Process II, as provided herein: <br /> a. If a project includes 3 or more of the bonus elements listed in Subsection E of <br /> this Section, it may exceed the height limit: <br /> 1) with no maximum height limit in the Colby Ridge (200 feet) area <br /> indicated on Map 22-1; <br /> 2)by fifty percent of the height limit indicated for all other areas. <br /> b. All floors with a finished floor elevation above 40 feet in height shall be less <br /> than 150 feet in width measured in the north-south direction. <br /> 17G <br /> I`� <br />
