You
have two options that Will enable you to bring the property into compl3ance with
the Eve=ett Zoning Code.
1. You may teturn the structures back to their original use as a single
family dwelling and a garage. This would tequire a buildin permit to
ensure that any previous alteraL-ions and any f:ture removal of ualls or
other modifications meet U3C requirements before it is occupie? again as a
single family dwelling. The permit should also address the reconversion
of both structures.
2. Your second option is to legalize thr_ current use by bringing both
structures into compliance with current zoning requirements. Copies of
the new zoning code are for sale for 515.00 at the Planning Department,
2731 Wetmore. You must submit plans and apply for a building permit. The
plans must meet all zoning requirevents unless there is a special
hardship. If the house to the north is built on your lot line, a variance
may be considered. You will nced to have a survey done to determine legal
boundaries.
For more information on density, parking, landscaping, and variance procedures,
please contact the Planning Department at 259-8731. For information pertaining to
reconversions, alterations, or other structural modifications, contact the Duilding
Department at 259-£i810.
Permit applications must be submitted in no less than 60 days or by May 14, 1990.
Wotk must commence as soon as permits are issued and all corrections must be made
in a[imely and diligent manner. Failure to do so will make you subject to the
Penalties for Violations as provided for in Evnrett Cease and Desist Ordinance
13f33-87, and a fine of up to $1,000.00 per day.
