Box 12761, Everett, WA 9820� <br />Representative: Kathleen Herbst, 3611 Federal Ave., Everett, WA 98201 <br />Deseription of parcel(s) befng certifled: <br />Zoning: R-4, Multiple Family Medium Density <br />LEgal Descriptioi:: Lot 6 in Block 610 of Plat of Everett <br />Si:e Address: 2611 Rockefelier Avenue <br />Cc nveyance Deed: Warranry Deed Recorded under Snohomish County Records <br />recording #1138024 dated March 25, 1955. <br />The subject property is an average of 25 feet wide and 120 feet deep totaling <br />approximately 3,000 square feet in lot area. <br />Section 38.OSO.A.2 states that "if two or more substandard lots or a combination of lots <br />or substandard lots and portion(s) of lots or substandard lots are contiguous and were <br />acquired by common conveyance prior to December 1, 1956 for lots in the R-1, R-2, <br />R-3 8 R-4 zones, or which have been 1eg211y combined at any time subsequent to the <br />above date, and if all or part of the lots do not meet the requirements established for <br />minimum lot area and width, the lands invoived shall be merged and considered to be <br />a single undivided parcel." <br />Information available shows that 2611 Rockefeller Avenue was constructed prior to <br />December 1, 1956. Deed history shows that Lot 6 was held under separate title prior <br />to DecembPr 1, 1356. Lots 6& 7 were merged after the 1956 date, but have <br />subsequently been placed back on individual deeds. <br />Planning Directors Interpretation r�Dl# 5-94 states that the intent of the merger clausc. <br />outlined in Section 38.080.A.2 of the Everett Zoning Code, was not to combine lots <br />with existing legally constructed residences. The above residencs was legally <br />constructed prior to the merger date. <br />The above parcel meets the City of Everett Zoning Code and/or Subdivision Ordinance <br />in effect at the time that the conveyance transaction which created the above E..rcel <br />was recorded in the County Auditor's Office. I hereby find that the above parc�l(s) is <br />legal non-conforming under the City of Everett Zoning Code and/or Subdivision <br />
