A hearing was held on the application of G.A. Building Co. <br />PO Box 899, Everett, WA 98206 for a variance from Section 19.42.020 <br />of the Everett Municipal Code, Special Side Yards and Protective <br />Screening for permission to construct an office building and be <br />able to waive the recuired twelve (12) foot side yard protective <br />screening setback between a business and a residential zone and be <br />able to build to the North side property line. <br />Legal Description: Lots 13, 14, & 15 Block 610 Plat of Everett <br />Address: Approximately 2631 Rockefeller (NE corner Everett Ave & <br />Rockefeller) <br />Zoning: B-3 Central Business <br />Mr. Russell abstained from hearing this one item of the agenda; <br />Mr.. Kristiansen then acted as chairman. Mr. Johnson, a building <br />designer, represented G. A. Building Co, and made the following <br />statements: <br />1. There are other buildings in the immediate vicinity <br />+hat are built to the property line. <br />2. They feel their request is a reasonable one. <br />3. The R-4 zoning to the North allows clinics and Professional <br />offices which is similar to their proposed use.' <br />Mr. Bob Lashowa represented his elderly father, who resides next <br />door to the North and was against the granting of the variance for <br />the following reasons: <br />1. The two story apartment to the North is built close to the <br />S^uth property line and the proposed building would eliminate <br />most of the light to that existing building. <br />2. Also, a new structure close to the apartment would present <br />a greater fire ha^ard. <br />3. The zoning codes were originated to protect and should be <br />adhered to. <br />There was no further comment from the audience. <br />After visually viewing the subject property and considering all the <br />facts and testimonv it was moved by Mr. Zook seconded by Mr. Wilson <br />C and unanimously carried to grant the variance as it meets all the <br />requirements of Section 19.70.060 of the Everett Municipal Code, <br />Paragraphs 1,2,3, & 4. <br />A hearing was held on the application of Donald & Lucille Chester, <br />1813 Baker Ave, Everett, WA 98201, for a variance from Section <br />19.16.050 of the Everett Municipal Code Minimum lot size and width, <br />for permission to construct a single family residence on a lot <br />containing 4,800 souare feet of land area rather than the <br />
