Puecic wvRrs
JUiy Zo, zoio
Chris Covington
2802 Rockefeller Ave.
Everett WA 98201
RE: Owner:
Job Address:
Plan Check No:
Dear Mr. Covington;
Port Gardner Partners LLC
2802 Rockefr,ller Ave
C 1007-001
In response to your application for a construction permit, your plans have been examined and you
aze advised that the issuance of a permit is being withheld for the reasons listed below. These
comments address building issues only. Additional revisions, or additions, may be required by
other departments (such as Utilities, Planning or Fire). All references refer to the Intemational
IIuilding Code, as amended by the State of Washington and adopted by the City of Everett and
the Washington State Code, 2009 Editions, unless stated othenvise.
In order for t6e processing of your application to continue, it will be necessary to provide
the Building Division with two sets of revisions reflecting the corrections requested.
1. The provided tenant improvement information indicates an occupant load of 120 for the
garage. This would constitute a change to an Assembly Occupancy (more than 50
occupants in a space). Doing this would add numerous requirements to your project
including the addition of fire detection and suppression systems.
2. Minimum plumbing fixtures are required in accordance widi IBC Chapter 29, State
Amendments.
3. Exiting must be clarified and shown to comply with all of the requirements of Chapter 10
of the IBC including the signage and illumination requirements of Sections 1011 and
1006 respectively.
4. The floor plan appears to indicate a new door that replaces an existing window. Please
verify that there will be no cutting into the shear wall as previously discussed.
5. The proposed second door into the restroom is required to have a wheelchair
maneuverability space of 18 inches between the wall and latch jamb per ICC/ANSI
A117.1, Section 404.
6. A Type II hood is required above the dishwasher in accordance with IMC 507.2.2. This
must be acqiiired under a separate permit.
knhy/milln/CI001-001113 Rrckefdle)
ENGINEERING / PUBLIC SERVICES DIVISION • 3200 Cedar Street • Everett, WA 98201 •(425) 257-8800 • Fax (425) 257-8856
