Property is an existing tri-plex conversion from an origional <br />single family dwelling. At present 2 off street parking stalls <br />are provided. The bui.lding originally constructed in 1929 is <br />oresently on the State Historical Register. The lot size (SOx <br />120) is limited fo� parking lot development primarily due to <br />the small size of the lot, but also because of the location of <br />the building in relationship to L-he lot ovei�all. Conversion of <br />this property to office use, a use to which it is currentl.y zoned <br />would be in keeping with the development character of the area. <br />D!. Other properties directly to ttie south have been converted <br />from multi-family to professional oftice use utilizing existing <br />parking abilities which providc less than reyuired by code. <br />C). lt is the intention of the applicant to use the proE�erty in <br />a professional office ty�:e nse consistent with the code and <br />present zoning (ie. B-3). It is the intention ot the applicant <br />to improve upon and maintain the F3istoric character of the <br />property in compliance with the guidelines set furth by the <br />State Historic Preservation Officer. Note: All properties <br />surrounding and immediate!y adjacent to the subject property <br />are utilized as professional office space. Conversion of this <br />subject property to office use would not be out oL character <br />or materially detrimental wil-h respect to the area. <br />D).
