The property ie <br />advantageously situated close to the court house for the <br />proposed buainesa and hae been in the family of one of the <br />propoaed buainese owner's aince 1922 and they would Iike to <br />keep it in the family. <br />Property in the immediate area hae been developed along <br />subatantially the saae linea. That Ss, the better condition <br />buildinge have been converted to office apace and eome of the <br />leae desirable onea have been demoliehed and new office epace <br />conetructed. Ownerahipa have been coneolidated in the <br />immediate area which leads one to the conclueion that nerr <br />officea are forthcoming. The area will probably continue to <br />develop as oPfice and multi-family residential epace. Inaemucl, <br />ae the current propertq owner only hae 25 feet of width, it <br />aeeme unlikely that they crill be able [o develop any neW <br />building and thue conversion of the preeent residence to office <br />rould be their main alternative. <br />b. Concluelon: There are e:ceptional and eatraordinary <br />circumatances applying to [he subject property and to the <br />intended uae thereof. <br />Criterion 2: That auch variance ie necessary for the preservation and <br />enjoyment of a aubatantial property right of the <br />appellant poeaesaed by the ow+nera of other propertiea in <br />the same vicinity or zone. <br />a. <br />b. <br />Findin : The Applicant will be providing aix apaces as <br />tequired by Code even though technically only three of them may <br />be counted. <br />Conclueion: The variance request seems reasonable. <br />Criterion 3: That the authorization of auch variance will nat be <br />materially detrimental to the public welfare or injurious <br />to property ln the vicinity or zone in rrhich the property <br />ia located. <br />a.
