They Kould use ' <br />about 800 aquare feet of the 1,140 square foot etructare and there <br />would Le two employees at the present time (the ownere of Bay Tosm <br />Escrow). There ia normally only one client in the office at a time <br />Kith two being tlieze at one time occasionally. The majority of <br />client visits are under five minutes. <br />The lot is only 25 feet wide and ori�'nally the Applicant had <br />proposed putting three parking epaces in the front yard and three off <br />the alley; however, Publlc Worko would aot allow ��arking in the front <br />aince there would be no room to turn around and vehiclea would have <br />to back out onto Rockefeller. <br />There is an existing accesaory building in the rear yard that will be <br />demolished, as tl:e Applicant is now propoaing to ce�atruct aix <br />parking apaces in the rear yard; however, only three of theae could <br />be counted towards the parking requirement, aince tlie other three <br />would be "stacked," i.e., blocked from access to the alley by the <br />three stalls directly adjacent to the alley (see Exl�ibit 3, Site <br />Plan). The Applicant feels these three "stacked" sp+icea could be <br />uaed for employee parking, teaving the three off the alley for <br />clients. <br />
