A detailed landscape plan must be submitted to the City of Everett <br />Planning Director for review and approval prior to the iasuance of <br />construction and/or building permits. The on-aite open <br />space requiremente may be reduced by fifty (50) percent (applicable <br />areas indicated by Map 21-1, Everett Zoning Code) if private usable <br />open apace (balcony, patio, deck) is provided for each dwelling unit <br />and provided that thc private ueable open apace for each dwelling unit <br />has an area at least eighty (80) aquare feet and a minimum horizontal <br />dimension of (8) feet. The applicant ahall provide on-aite recreational facilities in <br />accordaace with the atandards of Subsection 15.110.B of [he Everett <br />Zoning Code. The Parks and Recreation Department may alloW the <br />applicant to make a voluntary payment to the City in lieu of providing <br />the on-site recreation facilitiee required by Subsection 15.110.B(2) of <br />the Everett Zoning Code.
