ATTACHMENT "A" <br />1. Detailed drawings in accordance with City design and construction <br />standards shall be submitted to the Public Works Department showing <br />site, utilities, storm drainage and temporary construction erosion <br />control. Public Works Department approval of these drawings is <br />required prior to any permits being issued. All improvements shall be <br />completed, approved and warranted before the Occupancy Permit is issued. <br />2. Applicant will be required to sign a Local Improvement District <br />Covenant for street improvements to Ross Ave. prior to issuance of <br />building permits. <br />3. Storage of solvents, paints, and other hazardous materials needs to be <br />above the extreme flood stage. The same applies for fuel tank/waste <br />oil tank vents for underground facilities. <br />4. Adequate measures are required to prevent 4urface and storm water <br />runoff pollutants from entering the shoreline area. <br />5. The Applicant has applied for and obtained a variance to allow <br />construction below the regulatory flood protection elevation. <br />6. The Applicant must flood —proof the structures in compliance with <br />Federal Flood Insurance Regulations CFR Title 24. Designs for meeting <br />these requirements must be certified by a registered professional <br />engineer or architect and submitted to the Planning Dept. for review <br />and approval prior to issuance of building permits. <br />7. Perimeters of the structures shall be landscaped to aesthetically <br />enhance the project. A landscaping plan must be submitted to and <br />approved by the Planning Department prior to issuance of building <br />permits. <br />g. Nighttime lighting of the sales building shall be directed and shielded <br />so as not to provide light and glare on the freeway. <br />g. A signage plan shall be submitted to and approved by the Planning <br />Department. The following regulations from the Snohomish County <br />Shoreline Master Program must be met: <br />(1) Animated signs or off —premise outdoor advertising signs are not <br />permitted. <br />(2) Freestanding signs shall not be allowed when they would <br />significantly degrade a vista or viewpoint or impair the visual <br />access to the water from such vistas. <br />
