10. Insure adequate sight distance at driveway. 390' sight distance measured 15' back from the edge of the first <br /> lane of travel. <br /> 11. All signs and markings along driveway within 50' of public ROW shall comply with MUTCD <br /> requirements. Stop sign required on driveway approach to Evergreen Way. <br /> 12.No loading or unloading may occur within public ROW except in clearly marked, designated loading areas. <br /> Traffic Engineering supports use of parking lane along north half of property frontage for unloading area. <br /> 13. Upgrade sidewalk along entire frontage to City of Everett-required width of 8 feet with a 4 foot planting <br /> strip. <br /> 14. Provide ROW dedication along project frontage to place entire sidewalk within public ROW. <br /> 15.Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 16. Walkways must be provided from the public sidewalk to the entrance of the building. <br /> 17. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding is <br /> not practical due to weather or seasonal problems, the ground must be covered with mulch as directed by <br /> the City Engineer. <br /> 18. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> Fire Department—Jim Venturo <br /> 1. Access - O.K. as shown on the site plan reviewed. <br /> 2. One Knox Box is required,to be installed at the entry or at the sprinkler/alarm room exterior door. <br /> 3. Per field review by the Fire Marshal's Office - Fire lanes shall be provided as required in Everett <br /> Municipal Code 46.44. Fire lanes shall be identified by red curbs with white stenciling stating "NO <br /> PARKING - FIRE LANE" and vertical signs stating "NO PARKING — FIRE LANE — TOW AWAY <br /> ZONE—EMC 46.28.130". Location shall be approved by the Fire Code Official. <br /> 4. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of each structure. <br /> Location of the hydrant(s) shall be approved by the Fire Code Official. The hydrant at the road is <br /> sufficient. <br /> 5. Fire flow for this project is 1,500 gpm. <br /> 6. Portable Fire Protection - A portable fire extinguisher with a minimum U.L. rating of 2-A:10-B:C <br /> shall be provided within 75 feet of travel on all floors of each building during construction and prior to <br /> occupancy. <br /> 7. Garages - Install a portable fire extinguisher with a minimum U.L. rating of 2-A:40-B:C within 30 <br /> feet travel distance of all portions of this building.
