Rp
i.p 15
October 15, 2015 P
rt
Tom Leren48411
The Leren Company Inc ' ti°
PO Box 12863 %s
Mill Creek, WA 98082
RE: Mustach Glenwood Duplex
Everett, WA
Dear Tom:
As requested I have reviewed 3 revisions to the structural framing as follows:
1. The 1st floor concrete walls separating the garage from the crawl space along
Grids 5 and 6 were designed as cantilevered retaining walls supporting
maximum 6 feet of soil above the garage slab. The concrete wall is not required
to extend all the way up to the floor framing above. However, the wood pony
above the concrete shall be sheathed as shown in attached Sketch A
2. 3x studs at shear wall adjoining panel edges as indicated in the shear wall
schedule may be substituted for double 2x studs nailed together per Sketch B.
3x sill/sole plates are not required for shear walls SW1 thru SW4 and may be
substituted for single or double plates per Sketch C.
3. The wood party wall framing along Grid C shown as 2x6 studs may be
substituted for 2x4 studs at 16" o.c. The 18"deep glulam beams in the main
floor shall be supported by minimum studs as shown in Sketch D.
Feel free to contact me with any further questions.
Sincerely,
AO"
Ryan Ross, PE
Ross Engineering Design
Phone: (425) 314-2373
Email: ryan.rosscrossengineer.com
(enclosure)
