The 1st floor concrete walls separating the garage from the crawl space along <br /> Grids 5 and 6 were designed as cantilevered retaining walls supporting <br /> maximum 6 feet of soil above the garage slab. The concrete wall is not required <br /> to extend all the way up to the floor framing above. However, the wood pony <br /> above the concrete shall be sheathed as shown in attached Sketch A <br /> 2. 3x studs at shear wall adjoining panel edges as indicated in the shear wall <br /> schedule may be substituted for double 2x studs nailed together per Sketch B. <br /> 3x sill/sole plates are not required for shear walls SW1 thru SW4 and may be <br /> substituted for single or double plates per Sketch C. <br /> 3. The wood party wall framing along Grid C shown as 2x6 studs may be <br /> substituted for 2x4 studs at 16" o.c.
