Please review and respond to the <br /> comments below. These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Utilities, Planning or Fire). All references refer to the 2015 <br /> International Building Code (IBC), the 2015 International Property Maintenance Code, the 2015 <br /> International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 International <br /> Energy Conservation (IECC), as amended by the State of Washington and adopted by the city of Everett. <br /> The current IBC referenced standard for accessible design is the 2009"Accessible and Usable Buildings <br /> and Facilities"(ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the <br /> Fair Housing Accessibility Guidelines may be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. IBC 1607 requires this stairway to support a live load of 100psf. Please <br /> provide verification and, if needed, additional structural requirements. <br /> 2. IBC 1015 requires 42" high guardrails with 4"maximum openings at all stairs <br /> and landings. <br /> 3. IBC 1014 requires 34"to 38" high graspable handrails with top and bottom <br /> extensions at each side of each stairway. <br /> 4.
