performance bond or other security in an amount equal to the proportion that the conveyed Lot bears to the total acreage (51 acres) in Lots 45-B and 45-C. (e) Other Remedies. The City retains all other rights and remedies that it may have in law or equity in the event of a breach by CSR-Associated of the terms of this Agreement. 1.12 Insurance. (a) For the duration of this Agreement, CSR-Associated shall obtain at its own expense, maintain in full force and effect, and file with the City a Certificate of Insurance for a primary policy of Commercial General Liability insurance that includes the coverages set forth below. These policies and Certificates of Insurance shall be subject to approval by City as to company, terms and coverages. (b) Such liability insurance policies shall by endorsement specifically name City as an additional insured thereunder. Subject to the provisions of such policies, the insurance shall protect City from any and all claims and risks and losses in connection with any activity performed by CSR-Associated on the Property. (c) Such liability insurance policies shall provide the following minimum coverages (extended bodily injury, acts of employees, premises and operations liability, owner's and contractor's protective liability, blanket contractual liability,broad form property damage liability, personal injury and coverage for acts of employees, automobile liability, explosion, collapse, and underground damage) and minimum limits ($10 million per occurrence and $10 million annual aggregate).
