(c) DESIGNATED RETAIL AREAS: <br /> Two nodes of retail to be permitted: <br /> (1) Up to 3 acres at the intersection of Glenwood Avenue & Sievers- <br /> Duecy Blvd; <br /> (2) Up to 10 acres at the intersection of Hardeson Road & Sievers-Duecy <br /> Blvd. <br /> In designated retail areas, retail uses may be permitted in freestanding buildings not <br /> associated with other permitted M-1 uses. The general location of the two nodes are shown on <br /> the application for non-project rezone/planned development overlay filed by CSR-Associated in <br /> connection with the Property. The specific location of the two nodes shall be approved by the <br /> City Planning Director. <br /> (d) EXISTING MANUFACTURING USES: <br /> The existing on-site pipe manufacturing, ready-mix and related manufacturing uses that <br /> are nonconforming uses or are allowed by the M-1 zone may continue to operate, subject to the <br /> screening and buffering requirements of this Section. When any lot is developed adjacent to the <br /> existing and related manufacturing uses, CSR-Associated shall install a 15 foot wide landscape <br /> buffer planted to Type I standards, with a solid sight obscuring fence, the entire length of the <br /> common property line on the existing manufacturing site.
