Retail Space <br /> July 17, 2007 <br /> Description of Proposal: The proposed action is issuance of permits to allow construction of 201 <br /> residential units, 3,500 square feet of retail space, and structured parking for 230 vehicles on a 1.37-acre site. <br /> The Applicant proposes to vacate the alley between Hoyt and Rucker Avenues. Vacation of the alley will <br /> require approval by the Everett City Council. All existing buildings on the site would be demolished, <br /> including the Elks Club lodge,parking structure, and commercial buildings fronting on California St. <br /> This project proposes an increase in the permitted Floor Area Ratio(FAR)from 3.0 to 3.3.
