broker in the State of Washington and represents Landlord in
<br /> this transaction.
<br /> 2. Premises and Common Areas.
<br /> (a) Premises: Landlord hereby leases to Tenant and Tenant leases from
<br /> Landlord, those certain premises ("Suite 210") located on the second floor of a building at
<br /> 2802 Wetmore Ave., Everett, Snohomish County, Washington 98201 ("Building"). A
<br /> floor plan for Suite 210 is set forth in Exhibit "A-1" attached hereto and incorporated by
<br /> reference herein. The legal description for the Building is set forth in Exhibit "A-2"
<br /> attached hereto and incorporated by reference herein. The Premises shall include all
<br /> items installed or constructed therein, or affixed to the Building therein, including but not
<br /> limited to, doors, partitions, ceilings, built-in cabinets, electrical fixtures, fixtures, outlets,
<br /> switches, telephone outlets, floor coverings, window coverings, HVAC equipment, and fire
<br /> and life safety equipment.
<br /> The Premises contains a telephone and data closet, which use shall be
<br /> shared between Tenant and the tenant of the adjacent Suite 220. Tenant shall permit
<br /> the occupant of Suite 220 with access to the closet during normal business hours, as
<br /> needed for the installation, repair and maintenance of any service to that Suite 220.
<br /> (b) Common Areas. Tenant shall have the nonexclusive right to use in
<br /> common with other tenants in the Building, and subject to the Rules and Regulations
<br /> referred to in Exhibit "B" attached hereto and incorporated by reference herein, the
<br /> following areas ("Common Areas") appurtenant to the Premises:
<br /> (i) The Building's common entrances, lobbies, restrooms, elevators,
<br /> stairways and accessways, loading docks, ramps, drives and platforms and any
<br /> passageways and serviceways thereto, and the common ducts, conduits, wires and
<br /> appurtenant equipment serving the Premises;
<br /> (ii) Loading and unloading areas, trash areas, parking areas, roadways,
<br /> sidewalks, walkways, parkways, driveways and landscaped areas and similar areas and
<br /> facilities appurtenant to and benefiting the Building.
<br /> (c) Landlord's Reservation. Landlord reserves the right from time to time
<br /> without unreasonable interferences with Tenant's use:
<br /> (i) To install, use, maintain, repair, relocate and replace pipes, ducts,
<br /> conduits, wires and appurtenant meters and equipment;
<br /> (ii) To make changes, additions, improvements or deletions to or to
<br /> reduce, partition, or otherwise eliminate the Common Areas, including, without limitation,
<br /> changes in the location, size, shape and number of driveways, entrances, parking
<br /> spaces, parking areas, loading and unloading areas, ingress, egress, direction of traffic,
