As per our earlier conversation, we <br /> erc requesting a clarification to thc requirements for foundation ventilation openings. We <br /> refcrred ro lBC Section 23I7.7, and found thet one square foot of opening is required for <br /> every 150 squere feet of crawl-space floor area. The proposed modular building has a <br /> crawl-space area of 39,840 square feet. In orcler to achieve thc requircd arca, a total of <br /> (133) 1'-0" x 2'-0" openings would be needed. <br /> UBC 2317.7 also states that the amount of area can be reduced to 1046 of the area listed <br /> above, if en approved vapor retarder is provided to cover the under-floor ground surface <br /> and if approved by the local building official. Enclosed is a sketch showing the proposed <br /> locations of foundation vents for this project. We propose to provide (41) 1'-0" x 2'-0" <br /> vents along the north and south building walls. Vents could not be provided at seven <br /> locations along the south wall, due to the installation of ramps and walkways around the <br /> building perimeter. The proposed layout provides a total area of 82 square feet, or <br /> approximately one square foot for every 486 square feet of floor area. The proposed area <br /> amounts to approximately 3196 of the UBC Section 2317.7 baseline. <br /> We appreciate your timely consideration of this issue.
