INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions. <br />All requirements are preliminary in nature, and are based upon the preliminary site plan and the <br />ordinances in effect at time of submittal for SEPA review. The proposal must comply with all <br />ordinances in effect at the time a complete building permit application is filed, <br />including those not specifica�ly set forth herein. (Exception: For vesting under the Lc,r�ing <br />Code, please refer to Section �i4 of the Zoning Code). Contact the Planning Department for <br />information regarding appeals processes for the requirements listed in this documer�r. <br />A Public Works Permit is required for this project. Detailed drawings in accordance with City <br />Design and Construction Standards shall be submitted to the Public Worl;s Department, <br />stiowing site parking layout, landscaping, utilities, storm dreinage, temporary construction <br />erosion control, and all required improvements in the pubiic right-of-way. Public Works <br />Department approval of tnese drawings is required prior to any permits being issued. All <br />improvements shall be completed and warranted before the Occupancy Permit is issued and <br />final approval is granted. <br />A pre submittal meeting with the Building and Fire Departments is required to finalize <br />nonconforming Mall components [HVAC�Exiting�Type Construction]. This project mu�t comply <br />with the International Building Code (IBC) and the City of Everett Sprinkler Ordinance. City <br />of Everett construction permits are required. <br />Computerized water modeling analysis for the Everett Mall expansion indicates tFiat there <br />isn't sufFicient capacity in the water system to meet the fire Flow requirements of the <br />development. The applicant will be required to make water system improvements to meet <br />fire flow requirements. <br />Effective looping of any new water mains will be required to the maximum extent possible. <br />Any relocation of public water and/or sewer mains necessary for this project shall be the <br />developer's responsihiliry and shall occur at the owner's expense. Easements (in accordance <br />with current City requir. ments) must be granted to the City for new and relocated public <br />mains and fire hydrants. <br />A significant portion cF the site discharges to the south in a conveyance system, and <br />to a detention pond, that are located within parcels shown as "separate ownership" <br />on the current site plans. It appears that the parcels may have been sold without <br />retaining storm drainage easements. The Everett Mall ownership shall demonstrate to <br />the City that they have the right to continue to utilize the off-site conveyance and <br />detention systems in the future. Without such a right, development of the separately <br />owned parcels could result in elimination of the conveyance and/or detention <br />systems. If the Everett Mall ownership cannot demonstrate current and future rights <br />to the off-site conveyance and detention systems, then the runofF currently <br />discharging to the off-site facilities must be re-directed to an Everett Mall stormwater <br />control faciliry where it will receive equivalent detention and treatment. <br />The existing on-site facilities were designed to provide an unknown volume of detention. <br />There is an easterly and a westerly pond connected by a 24-inch pipe, and a 24-inch outlet <br />pipe from the westerly pond that appears to serve as the only restriction for the system. <br />5��(� <br />�� <br />
