(iC:Il!dII1CCl'S
April 19, 1993 brnoJinial.
Guim innmrutal:uul
Grulair}rn ir.
Select Homes
i37 Elm Sucet
Everett,R'uhing;on 98203
Attention: Me Randy Clazk
Building Setback Conditions
Hanabrook Development
Divisions IlI and IV
F.vcrett,Wsshington
Fle No.2670-005•R06
7fie purpose of this letter is to oudine redu:ed building setFack conditions for location o(
homes at the tops of slopes on Divisions IiI and IV of the Hanabrook Developmcnt in Everen,
h'azhington. 'Ihis haz been discussed with Mc Randy Clark of Select Homes,Mr.Pat McCouct
of Universal Hrokerage Corporation, and Ma Michael Crowson of W6H Pacific.
We Lave obsmed no sibms of instability on native slopes in Divisions [II nnd IV. Fill
slopes on Divisions III and N were constructed with swttural fill wntisting of on-site granular
soiis under tull-time monitoring of a qualificd individual from our firm. The structural fill is
keyed into e.eisting firtn native soils and fill placed to achieve ihe final slope grades haz been
propedy benched into exis[ing native materials and compaciai ro 95 percent o(MDD(mazimum
dry density)acwrding to the specifications of itie AST1 D-1557 test procedure. In addition, the
lots are gradod ro slnpe auay from the tops of slopes and all slopes have been covered uitL jwe
matting and hydroseoded fur crosion protection.
In our opinion, where slopes have been placed, compacted, graded, anJ vegr.ated az
described above, the minimum building setback disiance can be reduced to 10 feet. The setback
distance ishe horizontal distance meuured from the front face of ihe(ooting to ihe face of Ue
slope. It should be understood that it the setFack distance is roduced to 10 feet, the risks o(
losing aecess, reducing the design life of the(oundations and haring slope movement impact Uie
house toundations ze incrcaaod.
