GeuEngineei;
April 19, 1993 Geotechnical.
frocncimnmental and
Gcologic ticnices
Select Homes
237 Elm Stred
' Everett, Washingtan 98203
Attention: Mr. Randy Clazk
• Building Setbacic Conditions
Hanabrook Devdopment
Divisioas III and N
Everett, Wuhington
File No. 2670-005-R06
7he purpose of this later is W outline reduced building setback conditions for locadon of
6omes at the tops of slopes on Divisions lII and N of the Hanabrook Development in Everett,
Wathinywn. ltiis has been discussd with Mr, Randy Clark of Select Homes, Mr. Pat McCourt
of Universal Brokasye Coporation, nd Mr. Michad Crowson of W&H Pacific.
We Lave obsexved no sigas of irstabiliry on nadve slopes in Divisioas III aad IV. Fill
siopes on Divisioac III and IV wae cons;iucted with atrvcturai fiii consistiag of on-site granular
soils under full-time mouitoring of a qualified individual from our firm. 'Ibe strucwral fill is
keyed into exisdng firm native soils and fili placed to achieve the final slope gads has bcen
propedy benched into eacisting native materials and compacted to 95 percent of MDD (m.ximum
dry density)acwrding to the specificadons of the ASTM D-1557 test procedure. In addition, the
lots are graded to slope away from t6e tops of slopes and all slopes have becn wvered with jute
matting and hydroseeded for erosion protection.
In our opinion, where slopes 6ave been placed, compacted, graded, and vegetated as
described above, the minimum building setback distance can be reduced to 1D feet. The setback
distance is the horizontal distance measured from the front face of the footing to the face of the
slope. It should be understood that if the setback distance is reduced to 10 feet, the risks of
losing access, reducing the design life of the foundatiors and having slope movement impact the
house foundations are increazed.
, : ..:,• : ,
": :<,r ,u
h,I:,,,:,1 U. .,.:_
..:v,hiri ,_ , ,.
i;.:iwqy , nqi
._.c . . ,.... .
