GeuEngineeis
Ap[il 19, 1993 Gcuicchnical.
Grucnrironmrntal and
f.enlogic ticrcim.
Select Homes
237 Elro Street
Everett, Washington 98203
Attention: Mt. Randy Clazlc
Building SuUacr Conditions
Hanabroolc Devdopment
Divisions III and IV
Everett, WLiogton
File No. 2670-005-R06
'Ibe purpose of this leua is W ouUine reduced building setback conditions for locadon of
homes at the tops of slopes on Divisions III and N of t6e Hanabrook D-velopment in Everett,
Was6inyton. 'ibis hac been discussed with Mr• Randy Clazt of Select Homes, Mr. Pat McCourt
of Univasal Brokaage Corporation, and Mr. Michad Crowson of W&H Pacific.
We 6ave observod no signs of instability on native slopes in Divisions III and IV. Fill
slopes on Divisions III aed N wae constructed wit6 strucmral fiil consisting of on-site granular
soils under full-time monitoring of a qualified individual from our fvm. 1te structural fill is
keyed into existing ficm native soils and fill placed to achieve the final slope grades has been
properly benched into existing native materials and compacted to 95 percent of MDD(maximum
dry density)according to the specifications of the ASTM D-1557 test procedure. In addition, the
lots are graded to slope away from the tops of slopes and aii slopes have been covered with jute
aning snd aydrosrxdixl for erosion protection.
in uur opin.on, where slopes have been p►aced, compacted, graded, and vegetated as
described above, the minimum building setback distance can be reduced to 10 feet. The setback
distance is the hc,rizontal distance measured from the front face of the footing to the face of the
slope. It should be understwd that if the setback distance is reduced to 10 feet, the risks of
losing access, teducing the design life of the foundations and having slope movement impact the
house foundations aze incrcased.
,:, , .
,: t ._ ,
w,, .
