Building Setback Conditions
Hanabrook Development
Divisioat III and IV
Evaeu, Wu6ingwn
File No. 2670-005-R06
7he pucpose of this Idia is to ouine reduced building setback conditioas for locadon of
6omes u the Wps of alopes on Divisions III snd N of the Huabrook Development in Everea,
Wuhinpton. 'Ihis hu been discussed with Mr. Randy Clazk of Sded Homes, Mr. Pat McCourt
of Univexaai Bmkaage Cocporuion, ud Mr. Michad Crowson of W.H Pacific.
We hrve obsaved no sigos of icutsbility on native slopes in Divisions III and IV. Fill
alopes on Divisions IIInd N were constmcted with swctural fill consisting of on-site granular
aoils unda full-time monitoring of a qualified individual from our firm. 'ILe stcuctura! fill is
keyed into aciating firm native soils and fill placed to achieve the final slope grades has been
propuly benched into ezisting native materials and compacted w 95 percent of MDD (maximum
dry density)according to the apecificadons of the ASTM D-1557 test procedure. In additiou, the
lots ue graded to slope away from the tops of slopes and all slopes have been covered with jute
matting and hydroseeded for erosion protection.
In our opinion, where slopes have been placed, compaaed, graded, and vegetated az
described above, the minimum Guilding setback distance can be reduced to 10 feet. The setback
distance is the hotizontal distance measured from the front face of ihe footing to the face of the
slope. It should be understood that if the setback distance is reduced to 10 feet, the risks of
losing access, reducing the design life of the foundations and having slope movement impact the
house foundacions are increasnd.
,,, ;.,
i,rn <<n, •, i
 „i: [a a.::
;, _r,.,i.„„
. .._h,ylr.u:n
, .__ <:.:.:.,.
