This has been discussod with Mr. Randy Clazk of Seled Homes, Mr. Pat McCouR
of Univasal Brokerage Coporation, and Mr. Michael Crowson of WdcH Pacific.
We have obsaved no signs of instability on native slopes in Divisions III and N. Fill
slopes on Divisions III and IV were const:uctod with structural fill consisting of on-s3te granular
eoils under full-time monitoring of a qualified individual from our firm. 'Ite swcwral fill is
keyed 'wto acisting firm native soils and fill placad to achieve the final slope grades has been
properly benched into ezisting native materials and compacted to 95 percent of MDD(maximum
dry density)according to the specificadons of the ASTM D-1557 test procedure. In addition, the
lots are graded to slope away from the tops of slopes and all slopes have been covered with jute
matting and hydroseeded for erosion protection.
In our opinion, where slopes have been pacad, compaaed, graded, and vegetated as
describod above, the minimum building setback:listance can be reduced to 10 feet. The setback
distance is the horizontal distance measurad from the front face of the footiag to the face of the
slope. It should be understood that if the setback distance is reduced to 10 feet, the risks of
losing access, reducing the design life of the foundations xnd having slope movement impact the
house foundations are increased.
, ,... . .
