GeoEngineer
' April 19, 1993 Geotcchnical.
Gcocncironmental and
Geologic Sercices
$elect HOmes
237 Elm Street
Everar, Wathington 98203
Auentioa: Mr. Randy Clazic
. Building Setback Conditions
Hanabrook Develolment
Divisions III end IV
Everdt, Washington
Flle No. 2670-0OS-R06
1be puposa of this letta is to oudine reduced building sbacic conditions for location of
6omes u the tops of slopes on Divisions III and IV of the Hanabrook Developmeat in Everat,
Wachin¢ton. 'lbis hat baen discussed wit6 Mr. Randy Clazk of Select Humes, Mr. Pat McCouct
of Univasal Brokaaye Corporation, and Mr. Michad Crowson of Wd:H Pacific.
We have observed no signs of instability on native alopes in Divisions III and IV. Fill
slopes on Divisions IIInd N wae coastiucted with stcuctural fili coasisting of on-site granular
soils under full-time monitoring of qualified individual from our firm. 1be suuctural fill is
keyed inw eaisting fum nadve soils and fill placed to achieve the final slope grades has been
properly benched into ezisting native materials and compacted to 95 percent of MDD(maximum
dry density)according to the specificadonsf the ASTM D-1557 test procedure. In addition, the
lots are graded to slope away from the tops of slopes and all slopes have been covered with jute
matting and hydroseeded for erosion protection.
In our opinion, where slopes have bEen placai, compaaed, graded, and vegetated as
described above, the minimum building saback distance can be reduced to 10 feet. The setback
distance is the 6orizontal distance m^asured from the front face of the footing to the face of the
slope. It should be understood that if the setba,:k distance is reduced to 10 feet, the risks of
losiag access, reducing the design life of the foundations and having slope movement impact the
house foundations are increased.
.,.,.•.
.. .`rlL.i i
. .... ?lu.\ _
 . Klci_ . n
F:' :n.IR1Jan:n
`'"_ 'e:.:e:w:r
