'Ihe subjcet property is situated direMly east of Third Avenue <br /> � SE, appro�dmately one block south of Evercu Mall Way. To the north a rctail <br /> commercial development oaurs along Everett Mall Way, and to the west acrou <br /> Third Avenoe SE a multiple•family development oavrs. <br /> A tributary of Nonh Creek traverses the southwestem portion ot the subjed <br /> property. The creek enters t6e site via a culvert under 7liird Avenue and flows in <br /> a southeasterly dircction 7'he stream corridor is nlatively broad and the channel <br /> poorly defined. No salmon 6shery is known to be pre�ent in this reach o[stream. <br /> The subjea property slopes to the south with a topographic relief of over 20 feet. <br /> 'Ihe land slopes from a knoll elevation of 604 feet to a creek elevation of 580 feet <br /> in the southwest property camec Along the north property line some previous <br /> filling extends on to the property. <br /> 7Wo soil series have been mapped by the Soil Conservation Servlce (USDA 1983), <br /> Alderwood•Urban on the slopes and McKenna in the stream corcidor. 71ie <br /> Alderwcod series is mmprised ot gravelly sandy loam,while the McKenna seria:is <br /> � a gravelly s?It loam. Unlike the Alderwood series, the McKenna uries is listed by <br /> � the US Army Co�ps of Engineers (1987) as a hydric soil uries. <br /> Semnd growth of miced mniferous(orest dominates the aloping portions of the site. <br /> Along the stream rnrtidor a deciduous stand of rcd alder accurs. Within the red <br /> alder forest, wetland indicator species, such as skunk cabbage and Pacific water• <br /> parsley,are obvious. Wit6 these indicators present and hydric soil series known to <br /> � occur along the stream cortidar, the need ro evaluate the preuna and extent o( <br /> weQands on the subject property and identih�potential impacts is warranted. <br /> i <br /> � <br />
