The construclion, which eniarged, altered, and changed the buiiding at 10405- <br /> 3rd Avenue SE, Everelt, Washington, resulled in ihe peak of the existing <br /> resi�ence to be raised io 33-feet, 8-inches. This height is in violation of EMC <br /> 19.0.010, Table 6.1 which establishes thal the maximurn permissible b���lding <br /> heighl witliin an R-2 zone is 28 (eel. (finding 9) <br /> CONCLUSIONS BASED ON FINDINGS -VHRIANCE <br /> 5. A variance was requested after the roof had been raised on the residence at the <br /> property at 10405 - �rd Avenue SE, Everett, Washington. (f,�nding 11) All of lhe <br /> criteria of EMC 19.d 1.130.0 must be satis(ied in order for a variance to be <br /> granled. <br /> 6. The variance would not be materially detrirnental lo the propeity in the area of <br /> ihe subject property or to the City as a whole. Because pioperlies in !F�e area <br /> have various zoning cl�signations and include sere buildings that are higher <br /> than the constructed residence on-si(e, Uiere would be no direct impact to other <br /> properties. (tinding 12) <br /> 7. There appears to be no excep!ional or exlraordinery circumstanr.es regarding the <br /> size, shape, topography, or iocalion uf lhe subject property.
