GeomImnmenral and <br />Gmlogic Services <br />Building Setback Conditions <br />Hanabrook Development <br />Divisions III and IV <br />Everett, Washington <br />File No. 2670-005-1106 <br />The purpose of this letter is to cudine reduced building setback conditions for location of <br />homes at the tops of sloi.es on Divisions III and IV of the Hanabrook Development in Everett, <br />Washington. This has bo-.n discussed with Mr. Randy Clark of Select Homes, Mr. Fat McCourt <br />of Universal Brokerage Corporat'.on, aad Mr. Michael Crowson of W&H Pacific. <br />We have observe I : - sign; of i.istability on native slopes in Divisions III and IV. Fill <br />slopes on Divisions III a:d IV were : jmtructed with structural fill consisting of on -site granular <br />soils under full-time mouitorim, - if a qualified individual from our firm. The structural fill is <br />keyed into existing rim natb a soils and fill placed to achieve the final slope grades has been <br />properly hinched into existing native materials and compacted to 95 percent of MDD (maximum <br />dry density) according to the specifications of the ASTM D-1557 test procedure. In 216uition, the <br />lots are graded to slope away from the tops of slopes and all slopes have been covered with jute <br />malting at.d hydroseetel for erosion protection. <br />In our opinion, where slopes have been placed, compacted, graded, and vegetated as <br />described above, the minimum building setback distance can be reduced to 10 feet. The setback <br />distance is the horizontal distance measured from the front face of die footing to the face of the <br />slope.
