This has been discussed with Mr. Randy Clark of Select Homes, Ma Pat McCoun
of Universai Brokaage Corpora[ion, and Mr. Michad Crowson ot W&H Pacific.
We 6ave obsmed nn aibns of instabiliry on nstive slopes in Divisioas IDod ►V. Fill
slopes on Divisioas III and IV wve construaed with swctural fill wnsisting of on-site granular
soils undcr [ulI-time mon:ioring ot a quelified individual from our firm. 7Le sWccural fill is
keyad into existing firm native soils and fili placed to achieve the final slope grades haz been
propaly benched into aisting native maierials and mmpaMed to 95 perecnt of MDD (maximum
dry dentity) according to ihe spxifications o(ihe ASTM D-1557 test procedure. In addition, the
lots are graded to slope away trom the tops of slopes and all slopes have bcen covered wih jutc
matting and hydroseeded for erosion protenion.
In our opinion, where slopes have been placed, companed, gradod, and vegetated az
described above, the minimum buildmg sdback disiance can be reducai to 10 feet. The setback
distance is the horizontal distance measurod from the tront face of the tooting a the face o( the
alope. It should be understood that if the setback distance is reduced to 10 @et, the risks of
losing accaas, reducing ihe design life of the %undations and having slope movement impact the
house foundations are incrcaced.
.,i,..., ,.
.i+ ....t
..:nnn,! a ,...,._
.,,qinn_ ...i...
'..nCa,.,„ ,
