The <br />plan at a mimmum must include the following: <br />a. A 10 foot wide landscape strip along the entire frontage of 4ih Ave. West, pianted to <br />Type If1 standards. <br />b. A 5 foot wide landscape strip along the north, south and east property lines planted <br />to Type III stanJards. If this requirement cannot be met, a landscape modification <br />applicauon must be submitted and approved prior to building permit issuance. <br />A gazbage/recycle bin azea must be provided on site somewhere out of all required setback <br />areas. This area must be screened from view by either a strvctural enclosure or landscaping. <br />The applicant is required to apply to the Building Department for all signs for the site. <br />The parking area must meet City of Everett Standards. A Public Works permit and plan <br />review are required for the parking and driveway conswction. <br />Pour off street puking spaces are required. Farking ;ocation musi not r,onflict with <br />landscaping or other requirements. <br />The building must be brought into compliance with the current Lverett Building Code for <br />commercial use.
