A landscape plan must be reviewed and approved prior to issuance of building permics. 'I'he <br />plan at a minimum must include the following: <br />a. A 10 foot wide landscape stip along the entire frontage of 4th Ave. West, planted to <br />Type III standards. <br />2. <br />3. <br />4. <br />5. <br />G. <br />b. A 5 foot wide landscape strip along the north, south and east property lines planted <br />to Type III standards. If this requirement cannot be met, a landscape modification <br />application must be submitted and approved prior to buildinr, oermit issuance. <br />A garbage/recycle bin area must be provided on site somewhere ouc of all required setback <br />azeas. This area must be screened from view by either a structural enciosure or landscaping. <br />The aPP>i��c is required to apply to the Building Department for all signs for the site. <br />'I'he parking area must meet City of Everett Standards. A Public Works permit and plan <br />review are required for the parking arid driveway conswcdon. <br />Four off street parlcing spxces are required. Pazking loca�ion must noi conflict with <br />landscaping or other requirements. <br />Tl�e building must be brought into compliance with the current Everett Building Code for <br />commercial use.
