GeoEngineers
Select Homes
237 Elm Sueet
Everett, Wathington 98203
Aaendon: Mr. Randy Clark
April 19, 1993 fcotechnical.
f eocncirunmcntal :mA
Building Setback Conditions
Hanabroolc Development
Divisions III and IV
Evaett, Wuhington
File No. 2670-005-R06
Geologic Scn icc.
'!be purpose of this leuer is to outline reduced building setback c.cditionti for location of
homes at tha tops of slopes on Divisioas III and I'' of the Hana6rook evelopment in Everea,
Wu6ington. 1Tiis has been discussed with Mr. Randy Ciazk of Select Hom, Mr. Pat McCout
of Univert,ai Brolcuage Corporation, and Mr. Michad Crowson of W&H Pacific.
We 6c e obsaved no sigat of instability on native slopes in Divisions III and N. Fill
slopea on Divisions III anti N wae coatuvcted with swctural fill coasisting of on-site granulaz
soils undrr tull-time meni:orirt of a qualified individual from our firm. 'Ihe stcuctural fill is
keyad inu ei-dng firm nadve soils and fill placed to achieve the final slope grades has becn
properly benchai into existing native materials and compacted to 95 peccent of MDD (maximum
dry density) accordinq W the specificadons of the ASTM D-1557 test procedure. In addition, the
lots are graied ro slope away from the tops of slopes and all stopes have been wvered with jute
matting and 6ydroseeded for erosion protection.
In our opinion, where siopes have been placed, compacted, graded, and vegetated as
described above, the minimum building setback distance can be reduced to 10 feet. The setback
distauce is the borizontal distance measured from the tront fa:e of the footing to the face of the
siope. It shouid be understood that if ihe setback distance is reduced to 10 feet, the risks of
losing access, reducing the design life of the foundations and having slope movement impact the
heuse foundationc are increued.
i.r:r<< In
I' I!'! 1',I'urA
.,:ri n.LAAS1 0>;_
,ucpl.,;,i:..•Y,; ,.
i.i `u, ..,; i9n
