Single family reaLdences are allowed on 5,000 sq. ft. lots. <br />Conclusion: There ts a detrimentai effect on the general public <br />velfare by exceeding the density requtrements of the zone. <br />Comprehensive Plan <br />Finding: The comprehensive plan shows this area as a 3-]2 <br />DU/acre, Single Family. <br />Conclusion: If all.owed to construc[ duplexes on 6,000 sq, ft. <br />lots, it would exceed tl�e density raqutrements of the zone by 3 <br />units. Tl�e gross densit;� vould be 15 units per acre.
