Findings: <br />The Applicant owns a parcel of property which is located at 5512 <br />Sou[h First Street, Everett. The Applicant's property consiste <br />of a 6,000 square foot lot which is zoned R-2. The R-2 zone <br />allowa single family residences to be loca[ed on 5,000 aquare <br />foot lots and duplexes to be located on 7,500 square foot lots <br />(EMC 19.16.030). The other lots in Applicant's block have single <br />family residences on them. Applicant's property con[ains no <br />condi[ions such as shape or topogrnpliical location which are <br />unique to his lot.
