Conclusions: <br />The authorization of Applicant's variance for a duplex on a 6,000 <br />aquare foot lot in this location vould affect the peace and <br />tranquilicy of [he neighborhood. There is inadequate parking and <br />yard space on Applicant's property vhich would result in placing <br />an undue burden on Applicant's neignbors ani othera in the <br />vicinity of Applicant's property. <br />4. That the granting of such variance will adversely affect the <br />Comprehensive General Plan: <br />a. Findinge: <br />According to [he Compreheneive Plxn, this area is designated <br />"single family." Peroitted density within a eingle family area <br />is three to twelve units per acre. Duplexea on 6,000 square foot <br />lots constitute a density of fifteen units per acre. Further, <br />[he Comprehensive Plan does not permit furhter concentration in <br />thie area. <br />b. Conclusions: <br />The granting of a variance would be contrary to the Compreheneive <br />Plan in that it would result in an increase in density in an area <br />which the Comprehensive Plan doea not permit any further <br />concentration.
