PLANNING DIRECTOR CERTIFICATION <br />NON-CONFORMING BUILDING #03-027 <br />Applicant: Larry Davis, 15421 Broadway, Snohomish, WA 98296 <br />Description of property structure(s) and parcel(s) being certified: <br />Site Address: 4318 S. 3`° Avenue <br />Legai Descrip;ion: Plat of Lowell Div A BLK 007 D-00 All Lots 9& 10 <br />Tax Identific�tion Number: 00500400700900 <br />Zoning: R-2 Single Family Detached Medium Densir� <br />Description of Non-conformities: The site is developed with two single-family <br />residences and a detached garage. According to Snohomish County Assessor's <br />Records it appears that the above structures were constructed prior to February 2, 1962. <br />The primary residence fails to meet the required five-(oot interior side setback from the <br />norfh property line. The secondary residence fails to meet the required twenty-foot rear <br />setback from the western property line as well as the five-foot interior side setback from <br />ihe south property line. The garage (ails to meet the required five-loot interior side <br />setback (rom the north property line. The site as a whole fails to meet tf�e required off <br />street parking stall requirement; a total o( four parking stalls would 'oe required on site for <br />the two residences, however, there is only one parking stall availabie on site within the <br />garage structure. <br />Refer to the attached site plan, provideo by the applicant, and the Short Plat map. for <br />information regarding speci(ic building setbacks, building height, and building <br />dimensions. <br />Decision: I hereby find that the use and setbacks for the above structure(s) are <br />recognized as legal non-confonning and meet ihe City of Everett Zoning Code in effect <br />at the time of construction. This certification is subject to revocation if it is found that the <br />informalion upon which this decision �.vas based is erroneous.
