Zoning review is done to ensure that the <br />unit meets design, use and safety requirements as determined by the City's Land Use <br />Code and Building Codes. In addition building permits are required for any building, <br />plumbing, and/or electrical alteration to structures covered by the Building Code. <br />The property is zoned R-2 Single Family Medium Density. According to city records, <br />permits were issued in 1988 to construct an apartment above lhe garage. The <br />conveis!on of single-family to a duplex was therefore approved. The residential <br />structure, however, appears to be used for more than the two permilted units. The <br />creation of any additional units must only occur after permits for the construction work <br />have been issued and approvals given by the appropriate City departments. <br />To resolve this malter you must contact the City of Everelt Planning Department at <br />(425) Z57-8731 to obtain informalion of permilted and prohibited uses and the proper <br />steps necessary to ensure compliance w�ith all City Code requirements no later than <br />Auaust 21, 2009. <br />If provisions of the Everett Land Use Code will not ailow for the approval of additional <br />dwelling units, further occupancy must cease. <br />� <br />fccr�ll P��li:c Dep�nntcnl.
