He must have got them just after we were calling to check whether he had obtained perm�ts. At any rate. when the Building Official and I inspected the propecry last week, he �+'as able to produce the pertn:ts. In �espect to lot coverage zoning regulations, Mr. Rule' house and numerous sheds do not come close to exceeding the 40% maximum coverage permitted in the R-2, Single Family Medium Density Residential Use Zone. Thus we get back to the old problems of junk vehicles and the accumulation of junk, Vash, metal debris, vehicle parts, etc. which he has in open storage in prime�ily the rear yard of his propeRy, although he had a fair sized pile in his front yard as well• He says the vehicles all ru4 he'll have to prove it to me, to make me a believer. I don't believe they are meant to be junk storage sheds, even if they do run, so they need to be cleaned up as well as the yards. With the e�cception of the construccion debris from the remodeling projecc, the remainder of the debris and junk need to cieaned up immed�ately. [f necessary we can abate the property, but it will be difficult to do as we will need to do an inventory, as I'm sure Mr. Rule knows the value of most of the materials in the rear yard and will dispute that any of it is " junk or trash. " Another option I am considering is to sttempt to prove that his operation is a junkyazd under the zoning code. Given scme recent decisions we've had, the nuisance violation is much easier to prove, but it hasn't give us the lasting effect that the other option should.
