CITY Or' EVERETT - BOARD OF ADJUSTD....7T <br />MINUTES <br />May 7, 1979 <br />A hearing was held on the appPication of H�rn�naham Buildera inc.- <br />19013 Soundview Drive NW, Stanwood, Washington 98292 for a variance <br />from Section 19.16.030 of the Everett Municipal Code, Minimum Lot <br />Size and Width for permission to construct a duplex on a lot with <br />6,000 square feet of land area rather than the code requirement of <br />7,500 square feet. <br />Legal Dticription: I�ats 19 & 20, Block 6, Plat of Lowell Div. "A" <br />Approximate Address: 4426 4th Street - Lowell <br />Zoning: R-2 Single Family High Density Residence <br />Mr. Russell stepped down as chairman of the Board at this time <br />because of a conflict of interest and Mr. Black then presided. <br />Gordon Stevenson represented Birmingham Builders and made the <br />following statements: <br />1. The sewer and water is available. <br />� 2. This new structure would help bring Lowell's standards <br />• up(curbs and gutters would be included in the improvements) <br />3. A single family dwelling is too costly to construct with <br />today's cost of property. <br />4. Ae purchased the property two (2) months ago and was <br />aware of the square foot shortage at the time of purchase. <br />� Celia Strong from the Public Works Department of the City had this <br />! to add: <br />i <br />1. There will be an L.I.D. for this area. <br />u <br />2. The alley will need improving for better access. <br />� There was no opposition from the audience. <br />After visually viewing the subject property and hearing all the <br />facts, it was moved by Mr. Zook, seconded by Mr. Wilson and <br />unanimously carried to deny the applicant's request as no hardship <br />was shown, and it does not meet all the requirements of Section <br />19.70.060 of the Everett Municipal Code, paragraph� 1,2,3, & 4. <br />� <br />
