The variance requested is the <br /> following: <br /> 1. '�o use the two existing foundation plots for the new <br /> structure which is a non-conforming for set back. <br /> 7.. To increase the square footage frem 1000 sq. ft. to <br /> 1480 sq. ft. on the main floor and ; floor of 880 sq. <br /> ft. on a second story. The ratio floor area with the <br /> new structure and existing garage is .41. The code <br /> is .30. <br /> In addition, we are applying to a nonconforming building permic. <br /> Justifcation: <br /> A. The reason a variance is required at 3116 Tulalip is that the land <br /> square footage is less than the code requirements for a residental <br /> structure to be built. It's a nonconforming building and does not <br /> meet set back requirements. <br /> B. The house at 3116 Tulalip Ave. , Everett, IJashington, has been vacant <br /> for 5 years. It was built in the early 1900's. The foundation is dirt <br /> and crumbling concrete. The fireplace and chimney are unsafe. Due <br /> to escavation in the rear the house is dangerous to anyone wandering <br /> through the yard. The structure is outdated and in need of many repairs. <br /> �ue to the lot size if the lot met code requirements, the variance <br /> would not be required. Because of the lot size we need to apply for <br /> the variance. T'he code is .30 and we do not meet code as mentioned <br /> above in k2. <br /> C. The authorization for the variance will not be determental of harmful <br /> to its surroundings. Rather the new structure will iricrease the value of <br /> the area. Instead of a vacant eyescore and a allurement to inquisitive <br /> youth and transients, it will be the accuppied home of Mary and Fred Howe <br /> and their two children. <br /> D. The variance will not adversely affect the comorehensive general plan. <br /> It will remain a single family use. <br /> k <br />
